国外学者对节能改造的研究也很多,如Chidiac 等采用Energy Plus 软件对加拿大办公建筑的节能改造效果进行模拟和预测,用回收期来反映成本效益进行投资方案选择[2]。Popescu等计算确定节能改造建筑的增量价值,并与节能收益相整合为建筑定价,从而为投资决策服务[3]。Kanapeckiene 等研究了建筑节能改造项目的市场价值,构建了投资决策支持系统[4]。建筑节能改造项目投资收益的不确定性是影响业主投资积极性的重要方面,目前这方面的研究主要集中在国外。
